What is a home measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they walk the house, they note the layout of the rooms and other features, like stairs, patios, and fireplaces. They may make a rough sketch of the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the general layout of the home. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Disputing property taxes

Tax records frequently reflect the wrong area of a property because the values can come from many sources, and sometimes go unproven — which means you may be taxed for more space than you actually have! Unless an appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a listing

A home floorplan service will secure fair market value for your property. Area is one of the biggest factors potential buyers consider when purchasing a house — but since square footage values are often approximated rather than properly measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's property closes at a price that appropriately reflects true market value, we recommend requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for getting potential buyers interested because they can review the layout and attributes of the home before and after touring.
