Appraisers have certain duties of confidentiality to their clients, and as a homeowner, if you would like to obtain a copy of an appraisal report, you generally have to obtain it from your lender. Other responsibilities also include, accurate calculations appropriate to the scope of the report, acquiring and sustaining an appropriate level of competency and education, and the appraiser must conduct him or herself as a professional. Appraisers will regularly be obligated to consider the interests of third parties, such as homeowners, both buyers and sellers, or others.
